What is CONSULTING:
Consulting is perfect for investors and home owners who would like advice in relation to either properties they are considering purchasing or houses they already have in their possession.
Investors often book a consultation about a property they are looking at purchasing, in order to get a specialist to inspect it prior to purchase and make recommendations about what should be done, how much it should cost, how long it is likely to take, how much profit is in the deal and how much they should pay up to in order to purchase it.
Smart homeowners frequently engage our consulting services in order to make sure that renovations to their own homes are performed with the view of adding the most value to build additional equity.
Consulting can include:
- Inspecting the property (if in Melbourne or potentially Brisbane), or can be done over the phone if floor-plans and photos are provided by the client
- Recommendations regarding floor plans and renovation changes that will allow you to get the highest resale/rental requirements in the specific location and socio-economic target market. Not all changes will add the same amount of value in terms of how much they increase your resale price or the rental yield in the different suburbs or for different types of homes. It is important to analyse which changes will work the best for your specific property,
- Recommendations about materials and colors to be used,
- Advice regarding timing and average industry costs of performing the renovation changes that we recommend (how much you should expect to be charged by trades for them),
- Prioritization of recommended changes based on what adds the most value and is necessary, as opposed to what might be wanted and nice to have (look good but doesn't add as much in value),
- Profitability analysis showing how much potential profit is in the deal (whether it is a good one or not)and findings if the property is looking to be purchased and renovated for resale,
- Recommendations regarding purchase price and negotiations
- Recommendations about what order the changes should be done in for maximum efficiency and keeping the holding costs down
- The client is emailed all this information in a report to make it easier for you to have all the information available on hand to refer back to.
How CONSULTING works:
We offer this service as a fixed price package. We will be able to review your potential renovation (whether you are looking to purchase it or already own this property), review it on your behalf, analyse all the required changes, costs and potential profitability and provide recommendations as part of the package. This service has a fixed price which will also help you include the cost of our assistance in your profitability anaysis. If however, you just need a bit of a hand with getting some questions answered and advice with your existing renovation or managing it, we can organise a phone consultation which is charged on an hourly basis.
How much is CONSULTING:
Doing the full review with analysis and recommendations of your renovation only costs $1,400 (inc gst) which can in turn save you thousands and help you work out whether the potential real estate deal is even worth buying or now. As we all know mistakes in real estate can be very costly and getting the right advice can be the difference between making a lot of money or loosing a lot through expensive mistakes.
If the property is located more than an hour drive from our office in Melbourne, and the client would like us to do an on-site inspection, there will also be an associated travel fee.
Location:
When the property is located in Melbourne (or in some cases Brisbane), our preference is to go and inspect the property in person before preparing our report with recommendations and costing. This is because on site visits alow us to pick up on additional potential with the property as well as foreseeable issues. However, we can work off floor plans and photos when the logistics make visiting the property not possible. If you require us to do a phone consultation, we will require you to send through detailed photos of the property a week prior to the booked phone consultation in order to be able to go through it in detail in advance and get back to you with any questions we may have.

Since completing Ana’s course I have looked at several properties with the view to purchasing and renovating. When viewing a potential property, I have organised to get Ana to consult to me on an hourly rate, to come with me and look at the possibilities, recommend renovations, as well as provide a costing and profitability analysis. The outcomes have always much more beneficial than anything I had considered, with the potential to generate greater profits due to her innovative ideas. For me, it is the only way to go as it enables me to draw on Ana’s vast experience and knowledge, as well as learn along the way. It is money well spent, and a time saving exercise for me which I will continue to utilize. Ana has been a great support to me during the process of purchasing a property. When putting forward an Offer, I was caught with being unsure how to haggle with the agent who wanted to change certain clauses in the Offer; not to mention what to do when my solicitor failed to respond to the Section 32 I forwarded to him. In desperation, I called Ana who offered sound advice when dealing with the agent. She put me onto her solicitor, who checked out the Section 32 within hours of receiving it and got back to me. I couldn’t have gone through these problems without Ana’s support. When there have been times I haven’t known which way to go, Ana has always been there, offering solutions and providing re-assurance. I consider Ana’s course to be the best step I have ever taken towards financial independence. We were fortunate enough to meet Ana at the Home Expo this year. We had recently bought a 50 year old 3 Bedroom, 1 bathroom house and didn't know what path to take with renovating. Of course our friends had given us their 'expert' advice. In the end we were confused. Do we just spend a little to improve what we have? Or is it worthwhile extending to try and create space and an extra bedroom and bathroom.
We rang Ana and made an appointment. The appointment lasted around 90 minutes. In that time Ana was able assess our house, our situation and provide us with invaluable guidance and a path forward to manage our renovation in effective stages. The last 3 months of doubt and hard work were resolved in 90 minutes.
Ana's advice was concise and direct. She was able to quickly tell us what would and what WOULDN'T add value to our house. After she left we felt empowered to begin our project. Ana is lovely... it was clear that she sincerely wanted to help us.
