HOW IT WORKS:
I have designed this intense 6 week coaching program so that it caters to investors regardless of where they live, and as much as possible to where the particular individual is at with their investing. Each week I send out information about different topics, interviews, templates or even give you access to a particular tool that I use and teach you how to use it yourself. In addition to this, I want you to really take in and understand not just the theory but how it applies to real life, which is wy each week I give you homework so that you can practice on real examples.  For example if I give you homework to research and find a property that is currently on the market with certail criteria, I will then go through those real examples with you to show you how to analyse them, inspect them, cost them out, analyse profitability, etc.

In addition, I try and find out what particular areas or issues you would like particular help with and try and also focus on that during the program. There is also dedicated calling times during the week when you can give me a call and go through the information I have sent you, homework, computer programs, property details, etc 1-on-1. You won't find this level of support anywhere else. This is why our client success rate is so high, a very large percentage of coaching members even purchase one of the examples that they are looking at as part of coaching because they get to the point where they know everything about it and have analysed it in very thorough details. For us, your success is our success which is why we make sure we give you as much support as we can for you to succeed.

OUTLINE OF THE 6 WEEK COACHING PROGRAM (which also has 6 months of support after the program ends):

 


1. Finding out about your investment history, where you are at now, where you are trying to get to and setting investment goals. Also, talking one on one about specific areas you would like us to assist you with.

2. Learning about renovation as an investment strategy and how you can utilise it to create cash or cash-flow in the current property market.

3. The profit formula behind renovation, how all the elements fit together so you know exactly where the real profit lies.

4. Referrals to the mortgage brokers, solicitors and accountants that we use, if you don't already have ones that specialise in property and renovation! It is imperative to have the right team around you for ongoing success.

5. Identifying suburbs you will be focusing your investigation, analysis and search on during the coaching program.

6. Learning about finding deals.. what research you have to do before you even jump on the net, what information you need, what to look for, etc

7. Learning about highest yielding renovation strategies.. What types of changes produce the most profitable results..

8. Template for capturing information about a property - especially if it is one you might hold on to..

9. Researching the potential deals that you find.. How do you assess them? What you need to know if you are planning on re-selling after the renovation as opposed to if you are planning on renting it out and holding on to the property..How do you work out if they are even good potentials to do further analysis, etc. It is all about being efficient, and having straightforward and simple systems which are backed up by research data to help you work out if the deal is good or not..

10. Quick Elimination Formulas.. There are simple ways of doing basic elimination of thousands of potential properties, to shortlist the ones that look to have good profit in them. You wouldn't spend hours assessing each deal that is on the internet which is why it is good to have simple formulas to help you eliminate the duds really quickly and focus your time and effort on only the ones with most potential..

11. Building strong teams of people around you.. everything from accountants, solicitors, valuers, building surveyors, trades, suppliers, etc. They are the ones that will help you succeed repeatedly and ongoingly.

12. Performing super inspections! It is not sufficient to just do a walkthough a property like everyone else, peek in a few corners, jump up and down on the floor and knock on a few walls. If you do what everyone else is doing you will fail! Our software which you get complimentary with the coaching will help you do a very detailed inspection, where you note everything that would need to be fixed, modified, added or removed. The devil is in the detail and by using our detailed lists of things to inspect, you won't miss any potential future problems.

13. Dealing with agents.. we will even give you questions you should be asking the agents about your potential deals. We actually get you to find 3 properties that are currently on the market based on your investment goals and identified suburbs as part of your homework, so that you can practice everything that you are learning on real life examples.

14. Renovation costing! This is so important. So many would be renovators get stung by blowing their budgets during a renovation through not doing the renovation costing properly and in detail prior to purchasing the property. We will show you how..

15. Floor plan changes. It is one of those things that comes more naturally to some people then others. You need to be able to look at a floor plan and see the opportunities that might be presented. It is all about making the most efficient use of space available, but only to the extent that is appropriate to that particular type of home, in that particular price range and in that type of area.. You only want to make changes that you know are going to deliver sufficient returns!

16. Getting detailed quotes from trades and suppliers and being able to obtain the same information and inclusions on different quotes to be able to compare them easily.

17. Profitability Analysis! This is one of the most important parts of the process. You need to be able to assess how much potential profit is in the deal - and we mean real profit (money that will be left for you in the bank after you sell it) ..and you doing the work yourself to save money doesn't equate to more profit! You need to be able to assess and compare different potential properties based on how much potential profit is in them, you also need to be able to compare different variations of a deal - do you reno/sell, do you reno/subdivide/sell do you reno/develop/sell, etc to work out the best way forward for the time available and how much per month profit you want to make.. You also need to be able to assess your worst case scenario - what happens if something goes wrong in your life and you have to get rid of a partly finished renovaiton - will it still make a profit?

18. Structuring the offers! We will not only give you a template for putting together and presenting your offer, but we will also go through it with you and work out what you should negotiate, why and how..

19. Assessing your deals to work out what are the most profitable renovations you would do to them. You would not fix or renovate everything. It is all about working out what changes, what materials and even what colors are going to yield the highest profits based on the area, type of home, suburb, potential buyers, etc. We will go through your examples with you to help you identify what renovation changes are worth doing and in what way and which arent!

20. Performing and managing renovations! Once you get the deal, you will need to get the work done :)

21. What order to perform all your changes in for maximum efficiency! Doing things in the wrong order or during the wrong stage of your renovation can mean lots of potential re-work, additional costs and delays which in turn also increase your holding costs and reduce your proit! We want you to have a tightly run ship of a renovation where every trade knows what they need to do, when, how and you have a clear order for your schedule.

22. Various renovation tips and much much more.

This is a coaching program unlike any other.. Your coach speaks with you every week 1-on-1 to answer all your questions, go through material and both computer programs with you, explain and show you how to do various assessments, and we even give you homework - so that you can practice what you are learning on real life examples and make sure you are ready after the coaching to go and renovate for profit by yourself, repeatedly!
